Stevens Construction begins White Pelican Villas

Stevens Construction has started construction of White Pelican Villas by Sanibel Captiva Beach Resorts, announced Dan Adams, executive vice president/partner, Stevens Construction, Inc.

Located at 3325 West Gulf Drive on Sanibel, White Pelican Villas is situated on the site of the former Beachview Cottages, which were destroyed by Hurricane Ian in 2022 and will be reimagined into the new concept. Kicking off construction with a groundbreaking ceremony on March 27, White Pelican Villas will house 22 Gulf view rooms with a variety of accommodation offerings, including ten 350-square-foot guest villas; eleven 600-square-foot one-bedroom villas and one 2,100-square-foot, four-bedroom, four-bathroom deluxe villa with a full kitchen. Slated for completion in early 2026, White Pelican Villas will also feature a pool, tiki structure, event lawn, fire pits and a boardwalk to the beach.

Stevens Construction spent seven months working with Sanibel Captiva Beach Resorts and Southview Studios, the architect, designing the project. Stevens Construction provided $600,000 in cost-savings suggestions, which kept the project on budget and moving forward into construction.

White Pelican Villas was designed to withstand future storms and includes the following key project highlights:

  • Enhanced structural design: White Pelican Villas includes 275 underground pilings which ensure structure integrity.
  • Elevated construction: The finished floor elevation is 20 feet, surpassing the base flood elevation of nine feet.
  • Turtlefriendly: All glazing is designed to meet light reflectance levels in accordance with turtle code requirements. Exterior lighting features amber, turtle-friendly fixtures approved by the Florida Fish and Wildlife Conservation Commission (FWC).
  • Sustainable systems: The project incorporates geothermal heating, ventilation and air conditioning (HVAC) systems, along with geothermal pool heating, to enhance energy efficiency, reduce environmental impact and provide long-term cost savings.

The Stevens Construction team includes Director of Preconstruction Nick Burkel, Project Manager Mike Brooks, Superintendent Tim McGlade and Project Administrator Morgan Thie.
